The appraisal process

What happens from the moment you request an appraisal through delivery of the report—explained in plain English.

From order to delivery

Every assignment is unique, but most residential appraisals follow a similar path. Here is what you can typically expect when working with Alexander's Appraisal Group, LLC.

  1. Order / engagement

    You (or your lender/AMC) submit a request with the property address, intended use, and contact details. We confirm scope, fees, access arrangements, and any assignment conditions before work begins.

  2. Inspection

    The appraiser visits the property to observe size, condition, quality, improvements, and site characteristics. Interior and exterior observations are typical for a full appraisal; access requirements are confirmed when the assignment is set up. Homeowners should plan for a walk-through of living areas and note any recent updates.

  3. Research & comparable sales

    After the inspection, the appraiser researches the local market: recent sales, listings, neighborhood trends, and property-specific factors. Comparable sales (“comps”) are selected and adjusted to help form an opinion of value appropriate to the assignment.

  4. Report

    Findings are documented in a written appraisal report consistent with USPAP and the agreed scope of work. Lender and AMC assignments may use standardized forms and data formats, including UAD 3.6 when required.

  5. Delivery

    The completed report is delivered to the client as defined in the engagement (for example, the homeowner for a private appraisal, or the lender/AMC for a mortgage assignment). Questions about the report are addressed within the bounds of the assignment and professional standards.

What to expect at the inspection

Have the property reasonably accessible. Be prepared to discuss recent renovations, permits, and unique features. You do not need to “stage” for an appraisal the way you might for showings—accuracy matters more than presentation. Pets should be secured if needed for a safe walk-through.

Typical turnaround (approximate)

Turnaround varies with property complexity, access, and current volume. As a typical/approximate guide, many standard residential assignments are completed within several business days after inspection—sometimes sooner, sometimes longer for complex, new construction, land, or waterfront properties. Your confirmation will include a more specific estimate when possible.

Private clients vs. lender assignments

Private appraisals (pre-listing, divorce, estate, tax appeal, investment) are ordered by you or your advisor. Lender and AMC appraisals are ordered through the lending process; the appraiser remains independent and does not advocate for a particular value outcome.
