When do I need an appraisal?
Common reasons include buying or selling (including pre-listing pricing support), refinancing through a lender, divorce or estate settlement, tax assessment appeals, and investment or rental decisions. Not every situation requires a full appraisal—but when an independent, supportable opinion of value is needed, a licensed/certified appraiser is the appropriate professional.
What is the difference between a private appraisal and a lender appraisal?
Private appraisals are typically ordered by the homeowner, an attorney, or another private party for uses such as pre-listing, divorce, estate, tax appeal, or investment analysis. You are usually the client.
Lender / AMC appraisals are ordered as part of a mortgage transaction. The lender (often via an AMC) is typically the client; the borrower may pay for the appraisal but does not control the appraiser’s opinion of value.

How should I prepare for the inspection?
Ensure the appraiser can access living areas, garage, and relevant exterior spaces. Share information about recent renovations, additions, or permits. Secure pets if needed. You do not need a staged “showing”—accurate observation of condition and features is what matters. If something is unfinished or inaccessible, mention it when scheduling so expectations are clear.

What does “UAD 3.6 capable” mean?
UAD stands for Uniform Appraisal Dataset—a standardized way appraisal data is structured for many mortgage-related assignments. UAD 3.6 refers to an updated version of those data and reporting requirements used by many lenders and AMCs.
Alexander's Appraisal Group is UAD 3.6 capable, meaning we are prepared to work with UAD 3.6 requirements when an assignment calls for them. If you are a lender, AMC, or borrower with questions about UAD 3.6 delivery, note it when you request an appraisal.
What property types do you appraise?
Residential homes, new construction, high-end homes, investment and rental properties, land, waterfront homes, and acreages—primarily in Fulton, Gwinnett, Forsyth, Cherokee, Hall, DeKalb, Rockdale, Barrow, Dawson, Cobb, and other north metro Atlanta counties upon request. Complex properties may require additional research time.
How long does an appraisal take?
Typical / approximate: many standard residential assignments are completed within several business days after the inspection. Complex, new construction, land, or waterfront assignments can take longer. You will receive a more specific estimate when the assignment is confirmed. See Process.
